Quantity surveying helps establish the exact quantities and costs that are necessary in order to compile a realistic budget, compare tenders, track expenditures, and recognize possible cost variations.

What is quantity take-off in construction? 

Quantity take-off is the procedure for measuring and calculating quantities of materials, components, and work items needed for construction works from drawings, specifications, or BIM models. The result of this procedure is often used for BOQs, estimating, procurement, and cost planning.

How are construction cost estimates prepared?

Construction cost estimation is carried out by reviewing the project plans and requirements to determine the overall cost of a construction project. It helps estimate the materials, labor, and other expenses involved. The process generally includes five main stages:

  1. Plan Assessment: Review the project plans and specifications to determine the complete scope and requirements.
  2. Quantity Estimation: Calculate the quantities of materials, labor, and equipment needed for the project.
  3. Direct Costing: Apply current market rates to materials, labor, equipment, and other direct expenses.
  4. Indirect Costing: Include overhead costs such as permits, licenses, project supervision, administration, and other related expenses.
  5. Markup and Contingency: Add a suitable profit margin and contingency allowance to cover potential risks, price changes, and unexpected costs.

How much do quantity surveying services cost?

Quantity surveying services may be charged between 0.5% and 4% of the construction cost of the project, based on the size and complexity of the project.

There are three types of fee structures that are commonly used:

  • Percentage Fee Structure: Comprehensive management of the project from pre- and post-construction may be charged between 1.5% and 4%, whereas pre-contract estimates may range between 0.5% and 2.5%.
  • Flat Fee Structure: A separate estimate for the bill of quantities (BQ) for an ordinary project may cost around $1,500 / £1,200.
  • Hourly Rate Fee Structure: Hourly-based consultancy services may charge between $40 and $80 per hour for junior quantity surveyors and $120 to $250+ per hour for senior quantity surveyors.
